Cavendish Gate was formerly known as Trefusis; a rambling Victorian building converted into five flats we believe in the 1970s. This site was not without its issues including tree preservation orders, so a sympathetic approach to the planning was paramount. Neil handled the site and introduced Signature Properties who successfully secured planning for three detached and two pairs of semis which have recently been launched.

Merels was a tired 1970s detached neo-Georgian family home situated in the heart of the Wentworth Estate. Planning was fairly straightforward and Richard introduced Brookworth Homes, then a new kid on the block, but most importantly privately funded which was essential at the time as we were midway through the worst recession in living memory. Brookworth have built a stunning executive home on the site.

Bridge Road was spotted by Adam whilst stuck in traffic outside the relevant houses. Adam made approaches to the owners and successfully introduced Shanly Homes who secured planning for 31 houses after a few hoops were jumped through. This involved buying another house to the rear of the site to secure dry escape as the front of the development was (and still is) in the floodplain.

At the lower end of London Road Ascot, yet within a short walk of the centre, we identified two 1970s houses on large plots which we felt were ideal for a development of luxury apartments. We succesfully introduced a retained client who secured planning, but then declined to take up the option. As with most developments we have back-up buyers waiting in the wings, and sold the site with planning to Bewley Homes who created 10 fabulous apartments with underground parking, that mainly sold to local downsizers and investors.

Laggan House was a rambling property with a detached coach house in the grounds, ideally situated a short level walk from Sunningdale mainline station and other local amenities. The property was introduced to retained clients, Kebbell Homes, who skilfully secured planning for six large lateral apartments with underground parking, and an additional detached family home to the side. The development is due to launch Autumn 2015.

The owner of a kennels was looking to sell. He owned 11 acres but the site was set in greenbelt. He approached Aston Mead Land and Planning to look into the development potential. We contacted one of our developer clients and working with them agreed terms with the landowner. Planning was submitted and subsequently granted for four barn style detached houses. These are now built and currently being marketed via our New Homes department with a starting price of £1,950,000.

Pine Grove was a fairly run-down detached family house in a popular residential location a short walk from the amenities of Queens Road in Weybridge. The site was introduced to Javlin Homes, who secured planning for a pair of semi-detached houses.

Fairacre was a large character house set in approximately an acre of grounds. The owners were retired, loved living there, however the garden was just too much for them to cope with. Richard had approached them previously and when they felt that they needed to make a decision they met with him to discuss their options.

As the site had potential for more than one unit, Richard suggested they could be given one of the new houses, so being able to remain in the area and have a smaller, more manageable garden. Cala Homes were introduced, terms agreed and an application submitted and granted for four detached houses, with Cala building and giving one of the houses to the owners.

Another development in our Ascot stronghold! We identified this site whilst carrying out an appraisal on an adjoining property. We approached the two owners of the properties in question (a pair of chunky Victorian wings) and agreed to show to three of our retained clients who were active in the market at the time. A deal was struck with Berkeley Homes who handled the planning extremely well (along with badgergate!) which resulted in eight detached family homes, and a pair of wings being put back into one fabulous home in the centre of the development.

Myway was a large plot approaching the summit of St Leonard’s Hill; a private estate just outside Windsor in Berkshire. A previous developer had failed to secure planning for three detached houses when we first made contact with the vendor. A more sympathetic scheme for two large detached houses was applied for (and subsequently secured) and our client Hoopers Homes completed two luxurious family homes on a stunning plot with far reaching views towards Windsor Castle.
