STRATEGIC LAND

Strategic land is all about potential. Potential to be developed.

That means it’s usually located near or on the edge of existing towns and villages – often those with good local facilities and transport links. The one thing it typically doesn’t have is planning permission. But you need an experienced eye to spot the sites which will work, and those which won’t…

Which is where we come in.

You also need the knowledge to work your way through each of the complex stages which follow – everything from commissioning consultants’ reports and submitting a planning application, through to negotiating with authorities and securing consent, to promoting or marketing the site for sale.

It may be just a back garden or a neighbouring field to you – but with our help and advice, you could discover that you’re sitting on a goldmine!
We maintain key contacts with the major housebuilders and developers, and have years of experience in overcoming the pitfalls which regularly crop up.

    CASE STUDY – CHESHAM, BUCKINGHAMSHIRE

Proposals to develop Green Belt land are being sent into councils all over the country. Some of them will be successful; most will be refused. So how do you make sure that yours stands out from the crowd?

The answer – by finding a land agent who works with the biggest names in the industry, has a wide network of contacts, and can make sure that your site has the right promotion behind it.

For example – in 2018, we were approached by three landowners who were looking for a developer, to promote their land in Chesham, Buckinghamshire.

They had previously had dealings with certain PLC development companies without success. We appraised their land, listened to what they were looking for, and put together a shortlist of suitable buyers who were invited to bid.

Croudace Homes Limited was the successful bidder – who are currently promoting this land for removal from Green Belt designation, and for allocation to provide housing and associated development. If successful it will deliver somewhere in the region of 150 homes on the land.

If you feel that your land has development potential, but is currently outside an area of settlement, we would be delighted to appraise it for you – at no cost and without obligation.
