The owner of this old rambling detached property set in large grounds had been approached many times over the years, including by us. Ultimately, he contacted us as we were well known and active in the area. On his instructions we agreed to contact a few of our developer clients to look at ways of maximising the value but proposing realistic schemes.

One of the clients was chosen, and an application for ten luxury apartments was submitted and granted.

Originally a modest detached chalet style house set on approximately a half acre site it was identified by Richard on one of his many ‘tours’ of this exclusive private estate.

Nearly two years after receiving his initial approach they contacted Richard and told him they were ready to move. However they wanted this done very discreetly. The site was introduced to Octagon Developments, terms agreed and purchased unconditionally. Planning was granted to replace the existing property with a luxurious family home. Construction is currently underway and due for completion at the end of 2015.

Our local office was called out to value the property. At the appointment the branch manager identified the house as having development potential. Adam then met the owner and agreed that they would be able to achieve a higher figure selling it as a development project.

Hoopers Homes were introduced to the site, terms were agreed by way of a short option agreement. Planning was submitted and subsequently granted for a substantial replacement family.

The property was built and sold in 2014.

Broome Cottage was identified by Richard whilst taking a shortcut through the estate during a particularly bad traffic jam! We approached the owner who whilst receptive had had a bad experience of the planning process and also issues with the special protection area (SPA), with the blessed Dartford Warbler putting paid to a lot of development in the area at the time. Richard kept in touch over a number of years, and when the vendor was ready to move we introduced the site to Octagon Developments who at the time of writing are close to finishing a 5000sq ft. luxury home.
